Your agent will provide the phone numbers to contact local utility companies at the time of lease signing. You will need contact one of these companies prior to your move-in date to set up an account for gas and electricity. 2. How do I report maintenance issues? How do I report maintenance emergencies? - Top

ROUTINE MAINTENANCE ISSUES: To report a routine maintenance issue, click on the “tenant services” tab. Select the “Tenant Repair Request” form and submit your request. Routine maintenance issues will be addressed during normal business hours.
MAINTENANCE EMERGENCIES: Maintenance emergencies are issues that require immediate attention like a leaking hot water heater or a gas leak. In the event of such emergencies, call our office immediately. If your call is placed after hours, follow the prompts to be connected with our answering service, 925-462-9090.

4. What is considered normal wear and tear? - Top

Property items that wear out in their natural life cycle are considered normal wear and tear. Items found to be dirty, neglected, or abused are damage not covered by normal wear and tear. For example, a garbage disposal that stops working because the motor wears out is considered normal wear and tear. A garbage disposal that stops working because a foreign object is placed inside is considered damaged. Tenants are responsible for replacement/repair costs of damaged items. Properties are to be returned in the same condition as they we received.
